Privacy Glass for Metro Vancouver Homes: Frosted, Obscure, and Textured Options
A clear window is welcome until the sidewalk is a few metres away. Across Vancouver, Burnaby, Surrey, Coquitlam, and the Fraser Valley, bathrooms, ground-floor bedrooms, and entry sidelites often face a street, a lane, or a neighbour's deck. You still want daylight. You do not always want a clear view in both directions once the lights come on.
Privacy glass softens that view. Frosted, obscure, and textured lites break up what people can see and still let light through. The right choice depends on the opening, the frame, and how much of the room should stay private.
If the glass is already cloudy from a failed seal, start with our [glass-only versus full window](https://www.vancityglassltd.com/blog/fogged-window-glass-only-vs-full-window-fall-vancouver) post. A failed seal is moisture trapped between the panes. A privacy lite is a finish you choose. They can share a visit.
## What privacy glass does, and what it does not
Privacy glass breaks up the view. Shapes can still show up close, especially at night with the lights on. It is not a curtain, and it will not hide a bright room from the sidewalk.
It is also different from a failed sealed unit. That haze sits between the panes, often with streaks or a dirty edge. Frosted or patterned glass looks even across the lite. Wipe both faces. If the cloud stays in the middle, you are looking at a seal.
Tint is separate. A grey or bronze tint cuts glare. Obscure glass is the privacy option. On a patio door, name which one you want. A pattern will not fix a weak frame. The new lite still needs a sound pocket, the right thickness, and safety glass where the opening calls for it.
## Where homes around here usually want it
- **Bathrooms.** A street-facing or side-yard bath wants morning light without a clear view of the shower.
- **Ground-floor windows.** Suites near the sidewalk often obscure the lower lite, or the whole bath or bedroom unit. Upper glass can stay clear for the treetops.
- **Entry sidelites.** Glass beside the door lights a dark hall. Clear glass also shows the house from the step.
- **Showers and interior glass.** A panel, divider, or cabinet door can be clear, frosted, or textured.
- **Patio doors near a neighbour.** A walkway or shared yard is a common obscure-glass request. Hardware is separate from the look of the lite.
If the pane is open to the weather, secure it first. A stable clear pane can usually wait for a measurement.
## Frosted, obscure, textured, and rain glass
The look matters more than the name on a sample card.
**Frosted or obscure glass** is the even, milky option. Bathrooms use it for privacy with daylight. Shower finishes include frosted and obscure glass for that reason. Window replacement includes obscure and privacy glass: textured or frosted glass for bathrooms and other privacy areas.
**Textured glass** has a pressed or rolled pattern that does much of the hiding. It also shows as a design choice on sidelites and cabinet doors. A sample photo beats the word "textured" alone.
**Rain glass** has a water-like texture. On a shower it reads as a soft pattern, still private and still passing light. We measure for it with clear and other textured shower glass.
**Clear glass** still fits when the view is the point. A frost on the only window in a dark bath can make the room feel flatter. Say so before the unit is ordered.
Cabinet inserts can be clear, frosted, textured, or back-painted. That order is separate from a window unit. We also work with decorative and frosted glass, insulated units, and tinted glass. The pattern has to be available in the thickness that opening needs.
## Windows, sidelites, and patio doors
Most house windows here are sealed units, two panes or sometimes three. The pattern is built into that unit. You do not open the old unit and slide a sheet in. The replacement is a new unit made to the pocket.
A square, dry frame that still holds the sash usually means glass-only replacement, the same idea as a fogged window with a sound frame. Ask for obscure or textured glass, and for low-E if you want the opening comfortable through a wet winter. Name both if you want both.
A few details change the order:
- The texture often faces a set direction so the lite cleans more easily, or so a coating sits on the right surface. We confirm that with the order.
- Tempered safety glass is used where the location calls for it. Patio door glass is tempered, as BC building codes require for those doors. A sidelite is a common safety-glass spot. A corner stamp, or a site look, beats a guess from the sidewalk.
- One private lite in a slider or a bay can often be replaced on its own. Older glass can look a slightly different green beside a new unit.
- A cottage grid or a half-round has to be built into the new unit.
Patio door glass can be obscure on a walkway. A sticky door or a failed seal remains, even with frosted glass. See [patio door glass](https://www.vancityglassltd.com/services/patio-door-glass).
## Shower glass and interior panels
Shower glass is tempered. We recommend 3/8 inch for a standard enclosure and 1/2 inch for a thicker frameless panel. Finishes include clear, frosted or obscure, textured, and rain glass. Clear is common when the tile is the feature. Frosted is the usual pick when the shower faces a door, a hall, or a window people walk past.
A new finish does not repair tired hardware, a bad curb, or worn seals. Layout and hardware are covered in the [frameless shower glass](https://www.vancityglassltd.com/blog/frameless-shower-glass-enclosures-vancouver-guide) guide and on our [shower glass](https://www.vancityglassltd.com/services/shower-glass) page. Cabinet glass and interior panels are measured by size, thickness, edge, and how they are held. They need a sealed unit only when they are part of an exterior wall.
## When a new glass unit is enough
The frame decides this more often than the pattern.
**Replace the glass** when the frame is solid and the sash still works. That covers a clear unit you want made obscure, a broken lite in a sound frame, or a fogged unit you want patterned this time. [Window glass replacement](https://www.vancityglassltd.com/services/window-replacement) is built around keeping a frame that can still do the job.
**Replace the window** when the frame cannot hold new glass. Soft wood, a bent sash, dead hardware, or leaks at the trim mean the pocket is already failing.
**Replace only the shower or interior panel** when the window is fine and the privacy issue is inside the room.
Same-day glass is offered when possible. Patterned or tempered units are often made to size, so timing depends on fabrication. With over 15 years here as a licensed and insured shop, the quote should name which path you are getting.
Strata and rental rules can limit colour, pattern, and who may change a window. That varies by building. This is not legal advice. If council has to approve the lite, say so with the photos.
## Which opening fits which glass
| Opening | Glass that often fits | Look harder when |
|---|---|---|
| Bath or street window, sound frame | Obscure, frosted, or textured unit in the existing frame | Wood is soft, the sash is bent, or trim leaks |
| Entry sidelite | Obscure or textured lite, tempered if safety glass is required | The jamb is rotten or the pocket is an odd size |
| Patio door on a walkway | Obscure tempered insulated glass, frame and rollers sound | The door is racked or the track has failed |
| Shower or interior panel | Tempered clear, frosted, textured, or rain glass | Hardware or the curb is the real leak |
| Fogged unit you also want private | New sealed unit with the privacy pattern named | The sash cannot hold a new unit |
Count the panes, look for a tempered stamp, work the sash, and press the sill for soft wood. A full frost and a lower-only obscure lite are different orders. Send a wide photo, a corner close-up, and a note on what you want hidden.
Clean with mild soap, water, and a soft cloth. Skip razors and pads on a coated face. Extra spotting on a pattern sits on the surface. If a storm, accident, or break-in is the reason for the replacement, we can help with insurance documentation. Coverage depends on your policy. We do not decide it.
## FAQ
### Can frosted or obscure glass go in the existing frame?
Often, yes, when the frame is solid, square, and dry. A full window fits when the frame is soft, bent, leaking, or no longer holding hardware. The visit confirms the scope.
### Will privacy glass make a street window fully private?
It softens the view and lets daylight through. It is not a drawn blind. Up close, and at night with the lights on, shapes can still read. Keep a covering if the room must go dark to the street.
### Is shower privacy glass the same as a privacy window?
No. Shower panels are tempered, commonly 3/8 inch or 1/2 inch, in clear, frosted, textured, or rain finishes. A window is usually an insulated unit with the pattern on one pane.
### Does a foggy window I also want private need a full replacement?
Not by default. A failed seal in a sound frame is usually a new sealed unit, which can be obscure or textured. A failed frame is the case for replacing the window.
## Ready to choose a privacy glass option?
A sound frame often means a new frosted, obscure, or textured unit, rather than a whole new window. A shower, a sidelite, and a patio door each need their own measurement. Tell us the room, what you want hidden, and whether the frame still feels solid.
