Holiday Guests This December? Shower Glass Haze, Etched Panels, and Tired Mirrors in Metro Vancouver

Late October is when a Metro Vancouver bathroom starts to show its age. Halloween is Saturday, October 31. The clocks fall back on Sunday, November 1, so the trip home is dark an hour sooner. Across Vancouver, Burnaby, Surrey, Coquitlam, and the Fraser Valley, people are counting December guests. The glass those guests notice is the shower door and the mirrors.
A cloudy panel and black spots on a mirror are easy to ignore in July. They show under the vanity light at 5 p.m. Film is often a cleaning job. A dull patch that stays, a chip in shower glass, or a mirror that has lost its silver is usually a replacement.
If water is on the floor or the door hangs loose, start with our shower door seals and hardware post. That covers sweeps, hinges, and rollers. If a room feels dark and you want another mirror, our custom mirrors for shorter days post covers placement. This note asks whether the glass you have can be cleaned, or should be replaced before the December rush. Shower glass and custom mirrors are the two services that fit.
Why the next few weeks are the practical window
Custom bathroom glass is made to the opening.
A custom shower enclosure typically takes about two to three weeks from the first measure to installation. Fabrication fills most of that time. The install is usually a few hours. Many custom mirrors are ready in about five to seven business days. Rush timing is sometimes possible, and a poor bet once November fills up.
December stacks storm calls and a full schedule. A dull shower you accept on a grey Monday is the one guests see on Christmas Eve. Book the measure now. Dates can vary. After the clocks change, summer haze shows under the vanity light.
What people call hard-water haze
Tap water in much of Metro Vancouver is usually softer than water in many inland cities. Shower glass can still cloud. What people call hard-water haze is usually a film: soap, skin oils, and minerals left when hot water dries.
It often looks like a grey or white veil, heavier on the lower half of the door. A light film will usually come off. The panel underneath can still be sound.
- Squeegee the door after showers. That habit does the most.
- Once a week, use white vinegar and water, or a non-abrasive glass cleaner, and a soft cloth.
- Wipe the bottom edge so grit does not pack into the sweep.
- Skip steel wool, abrasive pads, and harsh chemicals. They can scratch glass that only had film on it.
A coating on new glass can make later cleaning easier. It will not reverse etch. Clear glass is easiest to judge. Frosted, rain, and textured glass hide film and dull spots. Low-iron is the clearer choice on a new panel.
How to tell a film from etched glass
Try this on a dry door, in daylight if you can, then with the light on.
- Pick a dull patch about the size of your hand, away from the hinge.
- Clean only that patch with vinegar and water, or a non-abrasive cleaner, and a soft cloth.
- Dry it and look across the glass.
- Compare the patch with the glass beside it, by eye and with a fingertip.
If the patch clears and feels as smooth as the rest, you have film. Keep the squeegee. Haze that wipes off does not need a new door.
If the patch stays cloudy, milky, or slightly rough when dry, the surface is often etched. Etching is the glass itself, worn dull. Cleaner will not bring the shine back. Extra scrubbing usually makes it worse, because a pad cuts the surface further.
Etch often follows months of soap, an alkaline cleaner, or film that was never squeegeed. The cause can vary. Leave razors in the drawer. If the patch still looks doubtful, photograph the dry square beside glass you left alone.
Chips, and when the panel is the problem
Water at the curb, a sticking door, or a dropped hinge is usually seals and hardware. The glass can still be clear. Use the wet-season seals and hardware check, and leave a binding door alone. Tempered glass does not forgive a hard twist.
A chip is the glass. Shower panels are tempered. Trimming the chip, polishing it flat, or taping it for guests is a poor plan.
- An edge chip, even a small one, is a common place for a later break to start.
- A crack from a chip means that panel is finished.
- Tempered glass cannot be cut smaller to lose a damaged edge. The usual fix is a new panel made to the opening.
If pieces are loose, keep people out of that shower and call emergency glass. A stable dull panel can wait. A panel that is falling should not.
When the layout still works, a new panel in the same opening is often enough. Worn hardware, or a different door, means a new enclosure. Clear, low-iron, frosted, textured, and rain glass are on our shower glass page, and the frameless guide covers a layout change. New panels are tempered to BC building codes and CSA standards. Price depends on size, glass, and the opening.
Mirrors guests actually stand in front of
The vanity and the entry are the other glass people see. Where to hang a mirror so a dark room feels brighter is in our shorter-days mirror post. Here the mirror is already up, and it no longer looks sound.
Wipe it first. Toothpaste, hairspray, and soap film come off the front. What remains is in the mirror.
Black spots, grey blooms, or a dark line from the edge are desilvering. Moisture has reached the reflective layer, and that layer is gone in those spots. Wiping will not bring it back. Bathroom steam does this most often. An entry mirror is more often hurt by a bump, a damp wall, or an unsealed edge. Guests meet that mirror first.
A chip or a crack is the glass. A cracked mirror can shed pieces, which is a poor thing at face height. New mirrors include safety backing that helps hold the glass if it breaks. That backing comes with the new mirror. It is not a film for one already cracked on the wall.
The usual fix is a new mirror, cut to the opening, with a flat, bevelled, pencil, or seamed edge. Bathrooms use moisture-resistant adhesive, including above a vanity. One bad sheet in a mirror wall can be replaced and matched. Clear mirror keeps a guest bath bright. Antique and tinted glass are there for a softer look. If the mirror is loose, leave it.
Repair, refresh, or replace
The middle column is the usual reading. One photo is not a final call.
| What you notice | Often means | Usual next step |
|---|---|---|
| Haze that clears on a wiped, dry patch | Film on the glass | Squeegee and a gentle clean |
| A dull patch that stays cloudy after that clean | The surface is often etched | New shower glass |
| Edge chip or a crack in the shower panel | That tempered panel is compromised | Replace the panel |
| Water on the floor, or a door that hangs | Seals or hardware; glass may be fine | Hardware check first |
| Spots on a mirror that wipe off | Film on the front | Clean the surface |
| Black spots, edge stain, or a mirror chip | Silver failed, or the glass is damaged | New mirror, cut to fit |
| One bad sheet in a mirror wall | That panel failed | Replace that sheet |
In a condo, the bathroom is often the owner's glass, and a lobby mirror may be the strata's. Bylaws vary. This is not legal advice. Common-area glass is on our strata page.
Send the city, the whole shower, a dry close-up of the dull patch, and whether a wiped square cleared. Include any chip and the mirror edge where a black line starts. We measure on site before glass is cut.
With over 15 years here, as a licensed and insured shop, the split is usually simple. Film stays. Etched or chipped shower glass is replaced. A desilvered or chipped mirror is a new mirror with safety backing. The measure is a free in-home visit through Get A Quote. A wider refresh is on our residential page.
FAQ
Will vinegar fix etched shower glass?
Vinegar and water can lift soap film. They will not restore glass that stays dull once the patch is dry. A square that is still cloudy needs new glass.
Can the haze be polished out?
A light film comes off with a soft cloth and a non-abrasive cleaner. True etch is the surface. Pads and razor scraping often leave a larger dull area. Skip them on shower glass.
Can a mirror with black spots be repaired in place?
Usually the silver behind the glass is already gone. Wiping the front does not bring the spots back. The usual fix is a new mirror cut to the opening, or one new panel when a single sheet has failed.
Is late October too late for guests in December?
Usually there is still time if you book the measure now. A custom shower is typically a couple of weeks. Many mirrors are ready in about a week. Rush work is sometimes available. December is harder, and timing can vary.
Ready to sort the bathroom before guests arrive?
Haze that wipes off can stay. A dull panel, a chip in the shower glass, or a mirror going black at the edge will still be there when the house is full. Sort them now, and book the glass that needs replacing.
