Storefront Glass Before the Holidays: Cracks, Fog, and Doors in Metro Vancouver
Late October on a Metro Vancouver shopping street is still an ordinary week. November and December are not. Across Vancouver, Burnaby, Surrey, Coquitlam, and the Fraser Valley, the front that looks fine on a grey Tuesday will sit in darker evenings, wet wind, and a thicker crowd. A crack you have walked past since summer is easy to miss until a customer does not.
Holiday traffic does not create every flaw. It shows the ones already there. A scratched display, a door that sticks, or fog in a sidelite is a small job in a quiet week. It is a harder job when the sidewalk is full.
If a pane is already out, start with our [storefront board-up after a break-in](https://www.vancityglassltd.com/blog/storefront-board-up-after-break-in-vancouver) guide. This post is the earlier step: cracked, scratched, foggy, or damaged shop glass and doors before the rush. [Storefront glass repair](https://www.vancityglassltd.com/services/storefront-glass-repair) covers shop windows, restaurant fronts, and ground-floor office glass.
## Why the weeks before the holidays are the practical window
Retail glass on Robson, Granville, Davie, Denman, Main Street, Commercial Drive, and Broadway takes weather and people all year. Plaza fronts in Surrey, Richmond, and Coquitlam do the same. Late October changes the calendar, not the glass.
- **Evenings get dark earlier.** A crack that vanishes in daylight shows against interior light.
- **Rain and wind stay.** Wind-driven rain finds a tired gasket, a loose stop, or a door that no longer sits square.
- **Foot traffic rises.** A chip at handle height, or a scratch across a display, is seen by more people.
- **Night calls are harder to fit in.** A planned visit now is calmer than a wet Saturday in December.
Same-day glass is offered when possible. A custom lite is made to size, so timing can vary. Nothing here promises a date.
## A short walk of the front before November
Do this in daylight, then again after the lights come on. Rain hides a fine crack. Dark makes a milky unit obvious.
- **Stand across the sidewalk.** Take in the display, the door, the sidelites, and the transom if you have one.
- **Wipe a small patch.** Haze that will not clear sits between the panes. City film wipes off.
- **Look along the edges.** Cracks often start at a corner, a setting block, or where a closer pulls.
- **Open and close the door.** Note a scrape, a drop, a lock that needs a lift, or a closer that slams.
- **Check the sidewalk line.** Loose stops, missing caps, or a bowed frame are frame clues, not a glass-only job. Stay off ladders over the sidewalk.
If the glass is missing, or the door will not lock, call [emergency glass](https://www.vancityglassltd.com/emergency). A stable crack or fog that still holds can usually wait. The shop at 1289 Hornby St is open 24 hours for an opening that cannot wait.
## Cracks, scratches, fog, and a door that drags
These feel like one tired front. They are different jobs.
**A crack or a chip** is damage in the pane. Display glass is often tempered. It cannot be cut down later, and tape is not a repair. Our [tempered glass after a crack](https://www.vancityglassltd.com/blog/tempered-glass-cracks-after-fall-storms-vancouver) post is why a spidered lite is replaced. A long crack or a growing chip should not wait for January.
**A scratch** sits on the surface. A faint mark on a house window can sometimes stay. On a lit display it shows after dark. Deep scratches that catch a nail are often replaced with the next order. That house-window choice is in our [scratched and chipped glass](https://www.vancityglassltd.com/blog/scratched-chipped-window-glass-repair-or-replace-vancouver) guide.
**Fog between the panes** will not wipe off. The seal has failed. Dirt and room-side moisture do wipe off. Use the test in our [room-side condensation](https://www.vancityglassltd.com/blog/room-side-condensation-vs-fogged-igu-vancouver-fall) post. Fog in one lite does not mean the whole front comes out.
**A door that drags or will not latch** is often the closer, the pivot, the lock, or a shifted frame. New glass will not close a door that still will not close.
## When the lite can stay in the frame
Most shop windows go back as tempered safety glass. Laminated glass is used when the pane should stay after an impact. The aluminium frame is reused when it is straight and the pocket is intact. A bent frame or a broken door rail is quoted apart from the lite. That is confirmed on site, and it is not a code ruling or legal advice.
Glass in the existing frame often fits when most of these are true:
- One lite is cracked, fogged, or badly scratched.
- The aluminium is straight and does not rock at the jamb.
- The stops are there, or only the gasket is tired.
- The door still locks, or the bad lite is a fixed display.
- Thickness, tint, and coatings can often be matched.
A wider repair fits a bowed frame, a sill out of level, two or more failed lites, a broken door rail, or water on the floor. A new lite will not straighten a bent jamb.
[Commercial glass](https://www.vancityglassltd.com/commercial) covers planned storefronts and doors. If the pane should stay after an impact, see our [laminated or tempered](https://www.vancityglassltd.com/blog/laminated-vs-tempered-glass-security-storm-vancouver) guide.
## Doors and the glass around them
A cracked lite in a firm door rail is often glass in the same door. A slamming closer, a fogged sidelite, or an automatic operator is separate. Narrow fronts, including some on Columbia Street, need a measure, and a village lite is not a plaza lite. Evening or weekend work can leave the shop open by day when the crew lines up. If the door will not lock tonight, secure it first.
## If the glass breaks after hours
Wind, a vehicle, or a forced entry can still open the front on a Sunday night in November. Keep people off the glass. Do not push a hanging lite. If the interior is open to the street, call police. A glass crew does not replace that report.
Then call [emergency glass](https://www.vancityglassltd.com/emergency). Board-up is available 24 hours so you can lock up. Glass goes back once size and thickness are confirmed, and loose glass is cleared before a board goes on. The night sequence is in our [overnight board-up](https://www.vancityglassltd.com/blog/storefront-board-up-after-break-in-vancouver) post. How long plywood should stay is in our [board-up duration](https://www.vancityglassltd.com/blog/emergency-board-up-how-long-before-permanent-glass-vancouver) note.
After a break-in, accident, or storm, we can help with insurance documentation: photos, a work order, and an itemized quote. Coverage depends on your policy. We do not decide it. Start with a wide street shot, the frame, and which door still locks.
## What to send with a planned quote
- The address, and whether the front faces a sidewalk, a plaza, or a mall walk.
- Photos of the whole opening, then the bad lite, the door, and any fog or crack.
- Single sheet or sealed unit, if you know. A wipe test is enough if you do not.
- Door trouble in one line: will not lock, scrapes, slams, or only the glass, plus whether evening is easier than morning.
- Landlord or mall rules on colour and who may book the work. Those vary. This is not legal advice.
With over 15 years here as a licensed and insured shop, the quote should separate glass-only lites from a frame or door rail. Measurements are a free, no-obligation site visit. Send them through [Get A Quote](https://www.vancityglassltd.com/quote). Common-area glass under a tower can be a strata matter. That path is in our [strata winter checklist](https://www.vancityglassltd.com/blog/strata-glass-winter-checklist-property-managers-vancouver). A street retail lite is still a storefront.
## Which storefront problem usually fits which fix
The middle column is the usual path, not a promise from a photo.
| What you notice | Often means | Usual next step |
|---|---|---|
| One cracked display; frame straight | That pane is done | Tempered glass in the existing frame |
| Fog in a sidelite; door still locks | That sealed unit failed | Glass-only on the fogged lite |
| Fine scratches, clear at night | Surface wear | Often leave it until the next order |
| Deep scratches in the display | Hard to see the goods | Replace it on the planned visit |
| Door scrapes; glass is intact | Closer, pivot, or shifted frame | Fix the close before new glass |
| Bent jamb, or water on the floor | The frame is in the leak | Quote the frame apart from the lite |
| Pane out, or the door will not lock | The opening is not secure | Board-up tonight, then measured glass |
## FAQ
### Can a cracked storefront pane be repaired without replacing it?
Usually no. Tempered glass cannot be cut to take a crack out, and tape is not a winter fix. A surface scratch is separate. A crack you can feel is a replacement.
### Should fogged storefront glass wait until January?
A stable fogged unit can wait for a visit. Through the wet season it usually stays milky in the busiest weeks, and the cavity can worsen. A leak or a door that will not lock should not wait.
### Do you have to replace the aluminium frame with the glass?
Often no. A straight frame with an intact glazing pocket stays. A bent frame or a broken door rail is its own line. New glass will not square a bowed jamb.
### What if the front breaks after we close?
Keep people off the glass. Call police if it is a break-in, then [emergency glass](https://www.vancityglassltd.com/emergency). Board-up is available 24 hours. The night steps are in our [board-up after a break-in](https://www.vancityglassltd.com/blog/storefront-board-up-after-break-in-vancouver) post. Same-day glass is offered when possible. Timing can vary.
## Ready to sort the front before the holiday crowd?
A crack you can live with in October is the one shoppers see in December. One damaged lite in a straight frame is often glass-only. Fog in a sidelite is often that unit. A door that will not lock is the after-hours call. Sort the planned work now.
