Old Single-Pane Windows in Metro Vancouver: Can You Upgrade the Glass Before Winter?
A cold pane is hard to ignore once the rain settles in. Across Vancouver, Burnaby, Surrey, Coquitlam, and the Fraser Valley, older homes often still have single-pane glass: one sheet, no sealed gap, and a room-side face that beads up on a wet October night.
The practical question is whether that sheet can become a sealed double-pane unit in the frame you already have, or whether the whole window should come out before winter. The answer usually sits in the frame.
If the haze is already between two panes, start with our [glass-only versus full window](https://www.vancityglassltd.com/blog/fogged-window-glass-only-vs-full-window-fall-vancouver) post. That is a failed seal. This guide stays on the older single sheet.
## How to tell you have single-pane glass
A single-pane window is one layer of glass. A sealed unit is two layers with a spacer and a seal at the edge. You can often sort them in daylight.
- **Edge.** Single glass is a thin sheet, often in putty or a slim stop. A sealed unit is thicker and usually shows a spacer bar.
- **Reflections.** One sheet often gives one main reflection. A sealed unit often gives two, slightly apart.
- **Wipe test.** Water you can wipe off sits on the room side. A single sheet has no cavity for trapped fog.
- **Style.** Many wood double-hungs, aluminum sliders, hoppers, and older picture windows are still single glazed.
- **Stamp.** Tempered glass sometimes has a small corner mark. A missing stamp does not prove the pane is single.
## Comfort, condensation, and noise in the wet season
Single glass tracks the outdoor temperature. In a Metro Vancouver winter the room-side face stays cold, even with the heat on.
- **Chill.** Cold air often falls off the glass itself. A worn sash or a gap at the trim is a separate draft. New glass helps the first.
- **Room-side water.** Baths, kitchens, and closed bedrooms often fog the inside face. Wipe it and it returns. That is humidity on cold glass.
- **Noise.** Rain and street traffic often come through a single sheet more clearly than through a sealed unit. A cloudy double-pane window is a different noise path, covered in our [noisy windows and failed seals](https://www.vancityglassltd.com/blog/noisy-windows-failed-seals-fall-vancouver) post.
- **A clear view.** Single glass does not go milky inside a cavity.
Clear double-pane is common. Low-E is a frequent upgrade when comfort matters, and coatings vary. Our [Low-E upgrade](https://www.vancityglassltd.com/blog/low-e-upgrade-when-replacing-fogged-glass-fall-vancouver) post covers that choice. The measure visit is where it gets named.
## When a glass-only upgrade into the frame can work
Glass-only means the frame stays and a sealed unit is built for a pocket that held a thinner sheet. Depth is the extra check.
It often works when most of these are true:
- **The wood is firm.** The sill, rails, and stiles should not give under a firm press.
- **The sash still works.** It opens, closes, and locks.
- **There is room for a spacer.** Stops or putty can accept a thicker lite, or they can be adjusted without cutting the sash. Depth varies, and this check changes the plan most often.
- **Aluminum is straight and dry.** A square slider with light surface wear can sometimes take a sealed unit.
- **Water is on the glass.** Leaks at the trim are a wider opening than condensation on the pane.
- **You want to keep the frame.** The profile and the operation still suit the room.
Picture windows are often simpler than a double-hung. [Window glass replacement](https://www.vancityglassltd.com/services/window-replacement) covers single-pane through triple-pane, plus low-E, tempered, and laminated glass. Same-day glass is offered when possible. A custom unit is often made to size, so timing can vary. With over 15 years here as a licensed and insured shop, the quote should name glass-only or a new window.
## When the frame, the depth, or old wood and aluminum say replace the window
Full replacement is usually the better winter call when the opening itself is tired.
- **Soft or hollow wood** at the sill, meeting rail, or stiles. Paint bubbles over soft wood count.
- **A shallow sash.** If the sealed unit will not sit in the stops, glass-only is the wrong promise. A thick lite in a thin sash can stress the glass and the wood.
- **A twisted sash** that misses the weatherstrip. Warmer glass will not close a gap at the latch.
- **Dead hardware.** Rotted balances, seized cranks, or a slider off its track. New glass leaves that as it is.
- **Bent or icy aluminum.** Better glass can still leave a chilly metal frame. A new vinyl or aluminum window is sometimes the honest fix, and we install those frames when that is the scope.
- **Rain past the trim.** Water on the interior sill is a frame and flashing question.
- **A whole wall of tired sashes.** One sound picture window can still be a glass upgrade on its own.
Strata and rental rules can limit colour, profile, and who may change a window. That varies by building. This is not legal advice. If approval is required, say so before a unit is ordered.
## Safety glass where the opening needs it
A thicker pane is not automatically safety glass. Tempered glass is used where the location calls for it. Patio door glass is tempered, as BC building codes require for those doors. Doors, sidelites, and glass near the floor are common spots too.
- **Doors and sidelites** should come back as safety glass when the location calls for it.
- **A corner stamp, or a site look,** beats a guess from the sidewalk.
- **Laminated glass** is the other safety option we work with. It has to fit the pocket.
- **Obscure or frosted glass** can go in a sealed unit for a street-facing bath, if the frame can hold it.
## What to have ready for a quote
- **Photos.** A wide interior shot, a wide exterior shot, the glass edge, and the sill if the paint looks tired.
- **Style and count.** Double-hung, slider, casement, awning, picture, hopper, or a bay. Note which ones open and latch.
- **The frame.** Firm wood, soft wood, straight aluminum, or bent metal. Press the sill gently.
- **The glass you have in mind.** Clear double-pane, a Low-E conversation, obscure glass, or a quieter street side.
- **Access.** Strata, a rental, or a ladder. The city is enough to start, from Vancouver to the Fraser Valley.
Send that with a [quote request](https://www.vancityglassltd.com/quote). [Residential glass](https://www.vancityglassltd.com/residential) fits when several openings belong in one visit.
## Timing before the long wet season
Fall is when single glass feels worst. Cool nights, indoor heat, and rain noise make a thin pane obvious. Waiting until spring usually means another wet season of cold glass and wipeable condensation.
- **Sort the glass.** A single sheet and a failed sealed unit are different jobs.
- **Walk the frames** for soft wood, twist, and depth.
- **Choose glass-only or a full window** before anything is fabricated.
- **Book the measure** while you still want the work considered before the coldest weeks. Fabrication time can vary. Nothing here promises a date.
A stable single pane can usually wait for a booked visit. Broken glass, or weather coming through the opening, should go through [emergency glass](https://www.vancityglassltd.com/emergency). After a storm, accident, or break-in, we can help with insurance documentation. Coverage depends on your policy. We do not decide it. Same-day service is offered when possible, more often for in-stock glass than for a custom unit.
## Which path usually fits
- Count the sheets if you can see an edge.
- Press the sill for soft wood.
- Latch the sash once, gently.
| What you have | Often fits | Look harder when |
|---|---|---|
| Firm wood sash with enough depth | A sealed unit in the existing frame | The sill is soft or the sash is twisted |
| Thin sash or no room for a spacer | A full window, after a site check | Glass-only is promised from a photo alone |
| Straight, dry aluminum slider | Sometimes a sealed unit, sometimes a new window | The metal is bent or the frame stays icy |
| Door, sidelite, or low glass | Safety glass in the new unit or the new window | Ordinary glass is suggested for a door |
| Two panes with haze between them | A failed-seal replacement | The opening is treated as single-pane |
| Broken glass or rain coming in | Secure the opening, then measure | A board stays up all winter |
## FAQ
### Can double-pane glass go into an old single-pane wood window?
Often, when the sash is solid, square, and deep enough. A thin, soft, or twisted sash usually means a new window.
### Will a sealed unit stop the condensation?
It often reduces room-side moisture, because the inner pane usually stays warmer. A very humid room can still mist new glass. Wipeable water on a single sheet is a different visit from a failed seal.
### Is this the same job as replacing fogged double-pane glass?
Keeping a sound frame is similar. Fogged double-pane already has a sealed unit to replace. Single-pane work adds one where a single sheet sat, so depth matters more. Haze that will not wipe off belongs in the fogged-glass guide.
### Should this wait until spring?
A firm pane can wait for a booked visit. Waiting through winter usually means more cold glass, moisture, and noise. A leak or broken glass should not wait. Same-day glass is offered when possible, and custom units can take longer.
## Ready to see if the glass can be upgraded before winter?
A solid frame with enough depth often means a new sealed unit, and the window around it can stay. Soft wood, a shallow sash, or a tired aluminum frame often means replacing the window so the upgrade lasts. A short look on site is what separates the two.
