First Frost and Earlier Evenings: What Overnight Window Moisture Means in Metro Vancouver
Late October in Metro Vancouver gets dark early, and on November 1 the clocks fall back. Sunset arrives an hour sooner by the clock. Across Vancouver, Burnaby, Surrey, Coquitlam, and the Fraser Valley, the heat is already on, the rain is heavy, and the first frost is close on higher ground and farther inland. City glass often stays just above freezing. It can still run cold enough overnight for moisture to show.
That first week of earlier evenings is when the glass gets noticed. Some moisture sits on the room side and wipes off. Some is frost or dew on the outside that clears after sunrise. Some is haze already trapped between the panes, easier to see once the lights are on and the yard is black.
The wipe test itself is in our [room-side condensation versus a failed seal](https://www.vancityglassltd.com/blog/room-side-condensation-vs-fogged-igu-vancouver-fall) post. A single sheet with no sealed gap is in our [single-pane upgrade](https://www.vancityglassltd.com/blog/single-pane-to-double-pane-glass-upgrade-vancouver) guide. This one stays on the overnight pattern after the clocks change.
## Why heating, heavy rain, and early dark show up together
Three things stack in the same week.
- **The heat runs longer after dark.** The furnace often cycles while the glass is still losing heat to a wet night.
- **The house stays shut.** A heavy fall rain keeps windows closed. Cooking, showers, and wet coats add moisture that used to leave through an open sash.
- **The pane cools overnight.** Bedrooms often drop after the heat settles. Humid indoor air condenses on that cool face first.
- **Frost, where it arrives, is outside.** The Fraser Valley and higher streets often frost before downtown Vancouver. Neighbourhoods vary. Frost on the outer face is a cold-night film, not a failed seal by itself.
A clear double-pane unit can still bead on a humid night. A failed unit looks worse because the view is already milky.
## Three looks on the same cold night
Stand at the glass with the lights on. Wipe one corner with a dry cloth. Look again in the morning.
- **Wipeable, on the inside.** Beads on the face you can touch. The cloth clears that spot. Baths, kitchens, and closed bedrooms do this often. It can return the same night if the room stays humid.
- **Frost or dew on the outside.** You see it from the room, and you cannot wipe it from indoors. It often melts or dries later in the morning. Our [exterior fall condensation](https://www.vancityglassltd.com/blog/condensation-outside-windows-fall-mornings-vancouver) post covers the milder dew. Frost is the colder version of that outside film.
- **Haze between the panes.** Milky, streaked, or dotted in the gap of a double-pane unit. Wiping either face you can reach does nothing. Dusk makes it obvious against a dark yard. A dry afternoon usually still shows it.
Check each lite. A humid room can bead on a unit that is also fogged in the cavity. A single sheet has no cavity. If the edge is one thin piece of glass, use the single-pane guide.
## What to check in the first dark week
Two looks, and a few notes, are usually enough.
- **Evening, lights on.** Note which panes look cloudy about an hour after the heat has been running.
- **One wipe.** If the inside corner clears, mark that lite as humidity for now.
- **Morning, before sun on that wall.** Frost or dew gone by late morning is weather on the outer face.
- **Noon on a drier hour.** If the lite is still hazy, and neither reachable face wipes clean, treat it as a failed sealed unit.
- **The neighbour lite.** One cloudy pane beside a clear one is a common failed-unit pattern. A whole room that beads after a shower is more often humidity.
- **The frame.** Press the sill gently. Latch the sash. Water on the floor, or a soft sill, is a different problem from moisture on the glass.
Heavy rain can confuse the morning look. Outside streaks dry. Water in the track is often drainage, covered in our [weep holes](https://www.vancityglassltd.com/blog/clogged-window-weep-holes-fall-leaves-vancouver) post. Rain does not fill a sound sealed unit overnight, and it does not clear haze that was already between the panes.
## What strata owners can note
The first dark evenings often produce a cluster of emails. A short sort saves a wasted visit.
- **Two photos.** One at night with the lights on, and one the next afternoon. Note whether a cloth cleared the inside corner.
- **Suite versus stack.** One home that fogs every pane after showers is often humidity. The same milky lite across several homes on one elevation is often the age of those units.
- **Name the opening.** Bedroom slider, living-room window, or stairwell glass. Common-area glass and a private suite can follow different rules.
- **Ownership varies.** Bylaws decide who repairs glass and whether a full window is allowed. That varies by building. This is not legal advice.
Same-day glass is offered when possible. A custom unit is made to size, so timing can vary. The wider walk-through is our [strata winter checklist](https://www.vancityglassltd.com/blog/strata-glass-winter-checklist-property-managers-vancouver).
## When replacing the sealed unit usually makes sense
Glass-only means the frame stays and a new sealed unit is built for that opening. It often fits when most of these are true:
- **The haze is between the panes,** and it is still there in the afternoon.
- **The frame is firm.** Wood does not give under a gentle press. Vinyl or aluminum is still square.
- **The sash still works,** or the pane is fixed and the stops are solid.
- **Water stays on the glass.** Rain past the trim onto the floor is a different job.
- **You want the same window.** The profile and the operation still suit the room.
[Window glass replacement](https://www.vancityglassltd.com/services/window-replacement) covers single-pane through triple-pane, plus low-E, tempered, and laminated glass. Low-E is a frequent upgrade when a unit is being made anyway. Coatings vary. Our [Low-E upgrade](https://www.vancityglassltd.com/blog/low-e-upgrade-when-replacing-fogged-glass-fall-vancouver) post covers that choice.
With over 15 years here as a licensed and insured shop, the quote should say glass-only or a new window. Same-day glass is offered when possible. Custom units often take longer. Nothing here promises a date.
A fogged unit left through the wet season can etch. That risk is in our [etching and mold](https://www.vancityglassltd.com/blog/fogged-window-etching-mold-risk-waiting-wet-season-vancouver) post. A damp suite can still mist new glass.
## When the whole window is the better call
A new sealed unit in a tired opening often disappoints by December.
- **Soft or hollow wood,** including paint bubbles over a soft sill.
- **A sash that will not travel or lock.** Warmer glass will not close a gap at the latch.
- **Bent aluminum or racked vinyl.** A twisted pocket can stress the new glass.
- **Rain past the trim.** Water on the interior sill is a frame and flashing question.
- **Dead hardware.** A spinning crank, a lock that misses, or balances that no longer hold.
- **A shallow single-pane sash.** Depth decides whether a sealed unit fits at all.
- **A row of soft sills.** One sound picture window can still be glass-only.
Strata and rental rules can limit colour, profile, and who may change a window. Settle that before a unit is ordered.
If the pane is cracked, or weather is coming through, use [emergency glass](https://www.vancityglassltd.com/emergency) or [broken window repair](https://www.vancityglassltd.com/services/broken-window-repair). A crack with no impact is in our [thermal stress](https://www.vancityglassltd.com/blog/window-cracked-by-itself-thermal-stress-cold-weather-vancouver) post. Frost on the outside is not a crack. After a storm, accident, or break-in, we can help with insurance documentation. Coverage depends on your policy. We do not decide it.
## Which overnight pattern usually fits which fix
The middle column is the usual path, not a promise from a photo.
| What you see after dark | Often means | Usual next step |
|---|---|---|
| Inside beads a cloth clears | Humidity on cool glass | Ventilate, then watch that lite |
| Outside frost or dew, gone later | Cold outer face, moist air | No replacement for that film alone |
| Haze you cannot wipe, still there later | A failed sealed unit | Glass-only if the frame is firm |
| One cloudy lite beside a clear one | That unit, not the whole room | Measure the cloudy lite |
| Soft sill or a sash that will not lock | Frame and glass together | A new window is often the honest quote |
| Rain in the track, glass still clear | Drainage, often weep holes | Clear it, then recheck the glass |
| One thin sheet, no spacer, that beads | Single-pane glass | Depth check before a sealed unit |
## FAQ
### Does the clock change cause a window seal to fail?
No. An earlier sunset does not break a seal. It makes moisture easier to see. A seal that looks failed that week was usually aging already.
### Will the first frost crack a fogged window?
Cold can stress glass. Frost on the outside is not a crack. If a pane breaks, secure the opening. A stable fogged unit can usually wait for a booked visit. Same-day glass is offered when possible. Nothing here promises a date.
### Can a strata tell an owner to wipe the glass and wait?
Rules vary by building. This is not legal advice. A night photo and an afternoon photo usually sort humidity from a failed unit. We do not interpret bylaws.
### Should a hazy sealed unit wait until spring?
A stable fogged unit can wait for a booked visit. Waiting through the wet season often means another cloudy winter, and the cavity can worsen. A leak or a crack should not wait. Custom units can take longer.
## Ready to sort overnight moisture before the first hard frost?
Wipeable water on the inside is often humidity. Outside frost is often a cold night. Haze between the panes is a failed sealed unit. A firm frame can often take a new unit. A soft sill, or a sash that will not lock, usually means the window itself.
