Sunroom and Solarium Glass Before Winter Storms: Fog, Cracks, and Leaks in Metro Vancouver

Rain on a sunroom wall of glass, with one milky sealed unit, a cracked corner pane, a wet deck, and cedar trees in grey November light

Thursday, November 5. The clocks fell back on Sunday, November 1, so a glass room is already dim by late afternoon. Across Vancouver, Burnaby, Surrey, Coquitlam, and the Fraser Valley, the wet season is settling in. Rain sits on a sunroom roof, and wind drives it at the walls. Many people are moving chairs back into a solarium for winter living, and for guests, before Remembrance Day on Wednesday, November 11.

A sliding door on its own is a different check, in our sliding patio door glass post. French and bifold leaves are the French and bifold note. A single roof window is the skylight post. This one stays on the glass that makes the room: the wall units, the roof lites, and the joints where an enclosed patio meets the house.

A cloudy pane, a short crack, or a damp sill is easier to name this week than the night before guests arrive. Once the heat is on, a cool sheet can mist, and fog inside a failed seal shows under the lamp.

Why this week is the practical time to look

November rain on the coast is usually a long soak. A joint that shed a September shower can weep after a day of wind.

  • The rain lasts. A tired gasket on a sunroom wall can mark the sill this month.
  • One unit can fail while the panes beside it stay clear.
  • A lamp shows the haze once the room is dark.
  • Inland nights can still frost. A clear Fraser Valley night can show a failed seal. See our first frost post.

Stay inside for the first look. A wet glass roof is not a place to walk. Window glass replacement fits when a sealed unit is what failed.

A look around the room before anyone sits down

Do this from the floor, with the lights on, after a wet afternoon if you can.

  • Wipe one patch on each cloudy pane. Moisture that comes off is usually the room. Haze that stays is between the panes.
  • Look at the corners. A chip or a short crack often sits where a unit meets the frame.
  • Check the sill after rain. A puddle under clear glass is often the joint, not a hole in the pane.
  • Open any vent once. A sash that will not close is a gap. New glass will not shut it. A drip from a roof lite is a different job from a wall unit.

A photo of the wall, then one close-up after the wipe, is enough to start.

Fog you cannot wipe off

If the haze stays after you wipe both faces you can reach, it sits between the panes. You will often see a milky veil or droplets you cannot touch. Cleaner will not dry the cavity.

One unit can fail while the units beside it stay clear. A colour match to older glass can vary.

On a firm, dry frame, the usual fix is a new insulated unit in that frame. We check the frame on a visit before anything is ordered. Our glass-only versus full window post is the same idea on a wall. A low-E coating is a common upgrade. When it helps is in our low-E upgrade note.

Fog alone, with a dry sill, can usually wait for a measure. It will not clear on its own, and a long wait can etch the cavity. See our etching post. Moisture that wipes off is the room, as in our room-side condensation versus a failed seal note. If the room is old single glass, with no cavity, say so.

A crack, a chip, or a pane that has let go

Some sunroom glass is safety glass. Which type you have is confirmed on site. This is not a code ruling or legal advice. Tempered glass cannot be cut down to lose a bad corner. A running crack usually means that unit is finished. A patch does not hold. See our tempered glass after a crack post.

Tape only marks a crack. Do not drill a chip or fill it. A short crack in a firm pane, with a dry sill, can usually wait for a visit.

If you can see through a hole, or glass is hanging, keep people and pets out of that part of the room. Do not pull a sheet down, and do not climb a wet ladder. Call emergency glass. The shop at 302-1650 Bayshore Dr is Mon 09:00–20:00; Tue–Thu 09:00–17:00; Fri 06:00–00:00; Sat 10:00–15:00; Sun closed. Same-day glass is sometimes possible, depending on size and access. Nothing here promises a date.

A crack with no hit mark can still mean the unit is finished. See our thermal stress post. We can help with paperwork after a storm. The insurer decides the claim. This is not advice about your policy. Our storm documentation post is what to photograph. Broken window repair covers a pane that is cracked or out.

Leaky glazing when the glass still looks clear

A wet sill is not always a failed pane.

If the glass is clear and the water starts at the frame, the leak is often past the joint or the flashing where the room meets the house. New glass will not stop a leak that never touched the pane. Our rain at intact glass post is that pattern on a wall window.

If the sill is packed with leaves, water can sit and spill inside. Clear what you can reach from the floor. See our clogged weep holes note. Do not caulk a wet joint. Sealant rarely sticks.

With over 15 years here, as a licensed and insured shop, the split is usually simple. A failed seal in a sound frame is a new unit. An open break is a safe cover, then glass. A drip beside clear glass is the joint, the flashing, or the roof detail. The measure is a visit through Get A Quote.

The door into the room is a different piece of glass

Many enclosed patios open through a slider, a French pair, or a bifold. That leaf can fog or crack on its own, while the wall units stay clear.

Say whether the problem is a wall unit, a roof lite, or the door.

Houses, strata glass rooms, and who usually calls

In a house, a sunroom you own is usually part of the home. Start on residential glass.

In a condo or a townhouse, an enclosed balcony or a shared solarium may be common property, part of the unit, or limited by the bylaws. That varies by building. This is not legal advice. If you are unsure, tell the manager before glass is ordered. Councils can start on our strata page and our strata winter checklist.

A glass railing on an open deck is a different check. See our glass railing before winter post. Send the city, and whether each unit is fogged, cracked, or only wet at the edge.

Which sunroom or solarium problem usually fits which fix

The middle column is the usual path, not a promise from a photo.

FAQ

How do I tell sunroom condensation from a failed seal?

Wipe the room side. Condensation comes off and can return when the heat is on and the glass is cold. Fog you cannot wipe, with droplets you cannot touch, is between the panes. That unit has usually lost its seal.

Can you replace one fogged unit and leave the sunroom frame?

Often, yes, when the frame is firm and dry and only that unit has failed. Soft wood, a vent that will not close, or water beside clear glass is a different job. Someone needs to see it first.

Should a cloudy solarium wait until spring?

A milky unit with a dry sill can be scheduled. It usually gets duller, and the cavity can etch through a wet winter. A crack, or water that grows in every storm, should not wait for spring. An open hole should not wait at all.

Is a cracked sunroom pane an emergency?

If glass is hanging, or you can see through a hole, keep people out of that part of the room and call emergency glass. A short crack in a unit that is still one piece can usually wait for a measured visit. Do not climb onto a wet glass roof to tape it.

Ready to check the sunroom before the next storm?

Fog you cannot wipe, a crack in a wall unit, or a sill that wets in every November rain will still be there when guests arrive. A look from the floor this week is easier than a wet chair after the next system.
