Picture Windows Before the November Wind: Cracks, Fog, and Fixed Glass in Metro Vancouver

A large fixed picture window streaked with rain, looking onto a wet lawn, fallen leaves, and tall evergreens

Sunday, November 1, the clocks have already fallen back. Evening comes early. Across Vancouver, Burnaby, Surrey, Coquitlam, and the Fraser Valley, early November often brings a longer rain and the first real wind of the month. In many living rooms the largest pane is a picture window. It does not open. There is no crank and no latch.

A window already open to the weather is a different job. The first hour after a break is our fall storm post. A bay or a bow is the bay and bow page. A sash you crank shut is the casement and awning note. Glass at the floor that slides is the patio door post. This page stays on the fixed picture window.

A dry hour this afternoon is easier than a look after dark, with rain on the glass. Remembrance Day is Wednesday, November 11. More people are often home that mid-week day, and they sit in front of this pane.

A dry look at the fixed pane

Do this from inside. Skip a ladder while the wind is up. A screen is not the weather seal.

  • Find the edges. Look along all four sides for a gap, a popped stop, or sealant that has pulled back.
  • Look for a line in the glass. Start at the corners. A crack often begins at an edge chip.
  • Press near a corner, gently. If the pane shifts in the frame, say so. Do not pry the stops off.
  • Note the stamp. A small mark in a corner can say tempered or laminated. If you cannot read it, leave it. We confirm the type before glass is made.

If daylight shows between the glass and the frame, and the pane is clear, book a visit before you order glass.

Wind on a pane that cannot close tighter

An operable sash can be latched. A picture window cannot. The gust loads the glass, the stops, and the frame.

  • A tick or a pop in a strong gust is often the frame or the house moving. Look again after the wind drops. A new line, even a short one, is a crack.
  • The centre of a wide pane can flex. A gentle bow during the storm is common. A pane that stays bowed after the wind, or that rattles in the stops, belongs in the notes.
  • Branches and loose patio furniture are the usual debris. A chip low on the pane, where something can strike it again, is worth a photo today.

Water on the stool, with the glass still whole, is often the sill or the cladding. That check is our water on the sill post.

A crack or a chip before the next gust

A picture window near the floor, or beside a door, is often tempered or laminated. A smaller fixed pane higher on the wall is sometimes annealed. We confirm the type before the unit is made. Our tempered cracks note covers glass that cubes when it fails. Laminated or tempered is the choice when the next unit should stay together if it breaks again.

  • A crack that runs, even a short one, usually means that lite is finished. It can travel when the pane flexes.
  • An edge chip is a common start for a later break in wind. Do not drill it or fill it.
  • A crack with no hit mark, often after a cold night, can be thermal stress. Our cold-morning crack post is that pattern. The cause can vary.
  • Glass that rattles is loose in the stops. Leave the stops, and say that it moves.

A hole, or glass that has already dropped, should not wait. That path is broken window repair.

Fog you cannot wipe off

Moisture on the room side of a cold picture window, on a November morning, often wipes away. That is usually the room. Our room-side condensation post and our first frost note sort that wipe test. Dew on the outside of the glass is the exterior condensation page.

Fog or a milky stain between the panes does not wipe off from either side. The seal has usually failed. Cleaner will not dry the cavity.

  • The frame can still be sound. Failed glass does not always mean a failed window. Our glass-only guide is that split.
  • A long wait through the wet season can etch the glass inside a failed seal. Our etching post is that limit.

Fog alone can wait for a booking. If the unit is already being replaced, a low-E coating is a separate question, in our low-E note.

If the picture window breaks while the wind is up

People first, then water, then the opening. A fixed pane that fails does not leave you a sash to shut.

  • Keep hands off hanging glass. Shoes on. Children and pets out of the room.
  • Leave glass that is still held. Pulling shards out to tidy the hole can drop the piece slowing the wind.
  • Cover it from inside. Plastic and tape slow a short rain. They will not hold a wide opening in a gust. Skip a ladder outside while the wind is up.
  • Call emergency glass when the room is open to the weather. The shop at 1289 Hornby St is open 24 hours. Same-day glass is offered when possible, depending on size, type, and access. A wide picture window is often made to the opening. Nothing here promises a time.

Photograph the opening and the floor before you sweep. We can help with insurance documentation. Your insurer decides the claim. This is not advice about your policy. See our storm documentation post and our board-up note.

New glass in the frame, or a wider job

Window replacement for a picture window is often a new sealed unit in the existing frame, when the frame is firm, square, and still able to hold the glass.

  • Glass-only fits when the stops or the bead can come off and go back, the opening is square, and the wood or vinyl is solid.
  • A full window is the usual talk when the frame is soft, the sill is rotten, or the stops will not hold a new unit.
  • Say what is around the glass. Wood stops, a vinyl bead, and an aluminum frame are measured differently. A bar between the panes is not the same as a bar stuck on the room side.

The measure is a free in-home visit through Get A Quote. With over 15 years here, as a licensed and insured shop, we measure before the unit is made. The glass is often in within a few days of the measure.

Houses, suites, and who usually calls

In a house, the picture window is usually part of the home. Start on residential glass.

In a condo or a townhouse, the pane may be common property, part of the unit, or shared in a way the bylaws spell out. That varies by building. This is not legal advice. If you are unsure, tell the manager before anything is ordered. Our strata page is where to begin. A wider list is the property manager checklist. A rental may limit who can book the work.

Broken glass after dark is our clocks-change post.

FAQ

Can I tape a cracked picture window until the wind passes?

Tape can mark the crack and keep a small piece from dropping. It does not fix the glass. A short crack in a wide pane can still run when the glass flexes. If there is a hole, cover it and call.

Does fogged picture-window glass have to be replaced before the next storm?

Fog alone can usually wait for a booking. Haze is not an emergency tonight. A crack that has opened a hole should not wait through a multi-day rain.

Will new glass stop a draft at the frame?

Often, only when the cold was coming through a broken pane or at a failed edge. A gap at the stop, with clear glass, can remain after a new unit. The quote should say which one you are fixing.

Who arranges a picture window in a strata building?

Bylaws vary. The pane may be common property or part of the unit. This is not legal advice. Ask the manager before glass is ordered if you are unsure. A photo of the pane and the frame is enough to start.

Ready to check the picture window before the next wind?

A clear look on a dry afternoon is the useful check this week. Fog can be booked. A hole should not wait for the next dry hour. New glass belongs in a frame that can still hold it.
