Kitchen Window Glass Before Holiday Cooking: Steam, Chips, and Failed Seals in Metro Vancouver

Rain on a wood-framed kitchen window over a sink, with wet cedars outside and a faint film along the lower glass

Sunday, November 8. The clocks fell back on Sunday, November 1, so the kitchen is already dim by late afternoon. Across Vancouver, Burnaby, Surrey, Coquitlam, and the Fraser Valley, the rain is on the glass and the nights are cold. Remembrance Day is Wednesday, November 11. A mid-week meal puts pots on the stove, and holiday guests are close.

Glass set in the roof is a different check, in our skylight post. A shelf or a glass table is the shelves and tabletops note. A display door is the cabinet doors and hutches page. A crank-out that will not pull in is the casement and awning post. This one stays on the window at the sink, the stove, or the dining end of the kitchen.

Steam on that pane, fog you cannot wipe, or a chip at the counter is easier to name this week than the night the room is full.

Why this week is the practical time to look

That pane is often cold glass beside the hot stove.

  • The rain stays on the outside. A tired seal shows once the pane is wet for a day.
  • Cooking puts moisture on the inside. A boil, a dishwasher, and a closed window can film the glass on a cold night.
  • Evenings are darker. A milky unit shows under the lamp over the sink.
  • People use that window. A chip you have walked past since summer shows once guests help with dishes.

Stay on the floor for the first look. Do not stand on a wet counter. Window glass replacement fits when the sealed unit is what failed. Broken window repair covers a pane that is cracked or out.

A look at the sink window before you cook

Do this with the lights on, before the pots go on. Wipe with a dry cloth.

  • Wipe one patch on the room side, low on the glass, where a film usually starts.
  • Look at the corners near the counter and the backsplash. A chip often sits where a pot or a tap has met the pane.
  • Open the sash once, if it opens. Note a sash that will not pull tight, or a latch that misses.
  • Sight along the pane with the lamp behind you. A crack often starts at an edge.

A photo of the window, then one close-up after the wipe, is enough to start.

Steam you can wipe, versus fog inside the seal

If the wetness wipes off and returns while you cook, it is usually condensation. The room is damp and the glass is cold. Our room-side condensation versus a failed seal post is that test on any window. New glass will not stop steam from a boil.

If the haze stays after you wipe both faces you can reach, it sits between the panes. One kitchen window can fail while the others stay clear.

On a firm, dry frame, the usual fix is a new insulated unit in the existing window. Our glass-only versus full window post is that choice. Fog alone, with a dry sill, can usually wait. It will not clear on its own, and a long wait can etch the cavity. See our etching post. A low-E coating on the new unit is in our low-E upgrade note. An older single pane has no cavity. See our single-pane upgrade post.

A chip by the counter, or a crack that runs

A mark and an open break are not the same job.

A fine scratch can catch a cloth and still leave the pane whole. Our scratched or chipped glass note is that choice. Do not polish a crack. An edge chip you can catch with a fingernail is damage in that pane. Do not drill it or fill it.

A crack that runs usually means that unit is finished. Tape can mark it. A patch does not hold. Tempered glass often cubes once it lets go, and it cannot be cut smaller later. See our tempered glass after a crack post. Which type is in this opening is confirmed on site. This is not a code ruling or legal advice. Our laminated or tempered note is that split when the new pane should stay together if it breaks.

A crack with no chip can show on a cold morning with no hit mark. Our thermal stress post is that pattern. The unit is still replaced.

A short crack in a pane that is still one piece can usually wait for a measured visit. If you can see through a hole, or glass is hanging over the sink, keep people clear. Do not pull a sheet down. Call emergency glass. The shop at 302-1650 Bayshore Dr is Mon 09:00–20:00; Tue–Thu 09:00–17:00; Fri 06:00–00:00; Sat 10:00–15:00; Sun closed. Same-day glass is sometimes possible for a broken pane when you call before noon, depending on size and access. Nothing here promises a date.

We can help with paperwork after a break. The insurer decides the claim. This is not advice about your policy. See our storm documentation post.

When the glass looks clear and the sill is wet

A puddle on the sill is not always a failed pane.

If the glass is clear and the water starts at the frame, the leak is often past the joint, the sash, or a weep that is packed with leaves. New glass will not stop a leak that never touched the pane. Our rain at intact glass post is that pattern. A packed sill is our clogged weep holes note.

If the sash will not close, rain can run in on a clear pane. Sort the close before a new unit is ordered. A slider that only sticks is our hung and sliding post. Do not caulk a wet joint. Sealant rarely sticks, and it can close the path water uses to leave.

When to leave it, replace the glass, or look past the pane

The split is simple. It is not a promise from a photo.

Leave the glass when the film wipes off, the pane is whole, and the sill stays dry once the steam clears. Ventilate, and watch the next cold night.

Replace the glass when the haze will not wipe, or that pane is cracked, and the frame is firm and dry. A large fixed living-room pane is our picture window post.

Look past the pane when the glass is clear and the water is at the frame, or the sash will not latch. A new sealed unit will not close a hinge or a packed weep. Frosted glass over a sink is a pattern, not a seal. See our privacy glass post if you want the same look. A bowed frame is a wider job than a new unit.

Houses, suites, and who usually calls

In a house, the kitchen window is usually part of the home. Start on residential glass.

In a condo or a townhouse, a window in your unit may be yours, or the glass and the frame may be common property. That varies by building. This is not legal advice. If you are unsure, tell the manager before glass is ordered. Councils can start on our strata page and our strata winter checklist.

Send the city, whether the sash opens, and whether the glass is fogged, cracked, or only wet at the edge.

FAQ

How do I tell cooking steam from a failed kitchen-window seal?

Wipe the room side before you start, then again while a pot is boiling. Steam comes off and can return on a cold pane. Fog you cannot wipe is between the panes.

Can one kitchen window be replaced and the others left?

Often, yes, when the frame is firm and dry and only that unit has failed. A sash that will not close is a different job. Someone needs to see it first.

Should a fogged kitchen window wait until after the holidays?

A milky unit with a dry sill can be scheduled. It usually gets duller, and the cavity can etch. A crack over the sink should not wait through every November storm. An open hole should not wait at all.

Is a cracked pane over the sink an emergency?

If glass is hanging, or you can see through a hole, keep people clear of the sink and call emergency glass. A short crack in a unit that is still one piece can usually wait. Do not stand on the counter to tape it.

Ready to check the kitchen window before you cook?

Steam that wipes off is a different job from fog you cannot touch, and both are different from a crack. A look from the floor this week is easier than a milky pane on the night the house is full.
